Shelli--perhaps someone from Florida may be able to confirm this. When I worked in Illinois, there was a program called Fair Plan, which offered homeowners insurance where it was not available commercially. Most of the claims I handled for the plan were on homes at least 60-80 years old.

COntact the FLorida Department of Insurance to see if they have such a plan. Also try local independent agents (that is, they represent numerous companies) and see if you can get coverag through one of them. Another idea--assuming your neighbors' homes are similar, what company do they have coverage with? Certainly worth asking and contacting their agent as well.

: If you do not have any ties holding you in Florida, and you want to visit this area looking for waterfront property, they are very scarce now but you can pick up about a 1,200 sq. ft. house here for about the same $180,00 your bungelow is valued at in Florida.

: Non-waterfront on Padre Island is going for about $125,000 for 1,400 sq. ft. Check out the Lloyds Insurers before you make your final decision and chose the route for you to go out of all the alternatives you have been informed of.
